The contract deserves a slower read than the pitch. Before signing, consider the handover before it becomes urgent. Require that the repository stays under your account from the beginning, and that the documentation is refreshed in every sprint. A partner who is comfortable with this will agree quickly; resistance at this point reveals quite a lot.
